What Color Siding Has The Best Resale Value For A House?

The best colors of siding for resale value of a house are light browns, light neutrals, greys and blues. These colors have been shown to increase the perceived value of a house when a potential buyer is viewing it.

These particular colors tend to attract the average home buyer more than bolder bright colors. Some of the worst known colors are orange, purple, yellow, bright blue and pink. You can imagine why. These particular colors are usually preferred by a smaller demographic and thus limit the buyers pool for your house. Who knows, you might just get lucky with a pink house and find the exact buyer who LOVES pink houses. But the odds are not great for that situation.

And for selling a house, the odds matter. That's why you should always hire a professional contractor to help with a major replacement project. It's easy to watch a video online and assume it's simple to repair and replace siding. And for some handy people, that might be true.

But what you don't want to happen is to make a mistake and then get stuck in a situation where it's going to rain tomorrow and you have no protection for your house! So weigh the pros and cons of doing your own DIY project is our opinion.

How Do I Find The Best Siding Material To Install?

Finding the best siding contractor in Milwaukee should be easy, but we understand that sometimes it's not. Many companies make big bold promises and under-deliver when the contract is signed and money starts exchanging hands. Here's how we think you should approach hiring a professional contractor in Milwaukee county.

First, do your research about the company. Check reviews online and see how their profile looks. Do they have a professional looking website? What about online profiles with Facebook, Yelp, etc? Typically scam artist companies don't waste time with these things because they just want to get people on the phone (or in person) to use heavy sales tactics. We recommend taking 15 minutes and researching a company.

Next, call ones you think fit the bill. All quality companies should offer a free, no obligation, quote with a property inspection. If not, you should be hesitant. When meeting with a company, ask to see their insurance and license information and they should have no issue providing those details.

Now in terms of finding the best material to use, that will be a personal opinion for you. If a customer has no idea what they want, we often recommend vinyl here in Milwaukee. It's affordable, durable and can last a long time in the harsh winters here. If a customer has a preference, we can always accommodate the specific need.

How Much Does It Cost To Replace Siding?

This is a common question and the industry standard is around $12 per square foot of exterior on your house. This can obviously vary with many circumstances (including material choice, house size, house shape, etc.), but this number is a rough starting point for a budget before getting a real quote.

Now, in Milwaukee, things are different than national averages. We have more vinyl requests in this city than other types and our labor rates are reasonable. However, every company goes through changes with material costs and labor shortages so prices can change week-to-week.

More expensive projects with custom work and unique shapes can cost up to $40-50 per square foot. So we always recommend getting a free quote on your project. We offer them and plenty of other companies offer free quotes too. So fill out our contact form or give us a call today!

How Does Siding Protect Your House?

Siding is sometimes called "wall cladding" in some regions. It is the material used to protect the exterior of your home from the elements. It's the first line of defense when combined with your roof. It's the outer-most barrier that separates your inside space of your house from the outside. Cladding is designed to take a beating from the sun, wind, rain, snow and more. It's also supposed to be aesthetically pleasing since it's a common aspect people see on the outside of your house.

Siding is usually designed to expand and shrink slightly due to most materials expanding and shrinking with weather changes. This is crucial in Milwaukee and other Wisconsin cities. We have some massive temperature changes throughout the year and the material chosen for your siding must be able to handle this change.

What Type of Siding Lasts The Longest?

Many factors can impact how long siding lasts on a house. These can include the amount of sun exposure, amount of heavy rainfall or winds it receives, or even how well it is maintained throughout the years. Here are some common age ranges for most materials:

  • Vinyl (most popular in Milwaukee): 60+ years
  • Wood: 20-40 years
  • Fiber cement: 50+ years
  • Metal: up to 40 years
  • Stucco: 50-80 years

Again, many factors can adjust these ages but these are common. A big factor to also consider in the age is the original installation. If the first installation wasn't done properly, it can severely decrease the lifespan of the siding. We find this more common with unique materials like stucco.

When stucco is installed with wood frame backing, it's more common to have issues. Stucco has a higher probability of forming hairline cracks which allow water to sneak in. If left unchecked for years, it can rot the wood away. If the stucco was installed with a concrete backing, this likely isn't a problem. See how the initial installation can make a big difference??

What is the Easiest Siding to Install?

There's a lot of options on the market, but vinyl siding is most commonly thought of as the easiest to install in the industry (and in Wisconsin). There's a few main reasons why it's so commonly used and why it's viewed as the easiest, especially when compared to hardie siding, metal or wood siding.

First is ease of cutting. Vinyl is quite thin and therefore simple to cut with a saw or multi-tool and fit in difficult places. Larger pieces like wood are more complicated to shape in tight corners.

And for Wisconsin, vinyl holds up nicely in our widely changing weather environment. With minimal expansion and contractions
